Our mission is to offer hassle-free, community-focused living for young professionals. We’re looking for a confident, friendly and detail-driven Sales & Marketing Manager to support our tenant onboarding process.

Key Responsibilities:

Viewings & Tenant Engagement

  • Conduct initial communications/vetting of prospects where necessary 

  • Qualify applicants with key questions (employment, move-in dates, income, guarantor etc.).

  • Conduct in-person viewings, arriving at least 15 minutes early to prepare the property/room.

  • Ensure rooms and shared areas are clean, staged and presentable.

  • Engage confidently with prospective tenants, presenting the property, area amenities and benefits of renting with Caledonia Lettings.

  • Facilitate introductions between current tenants and prospects.

  • Collect and validate applicant information to ensure compatibility with existing housemates.

  • Provide feedback to the Team post viewings and report on property condition or any maintenance issues.

Tenant Follow-Up & Closing

  • Follow up with prospective tenants via WhatsApp promptly after viewings.

  • Rate and record applicants key information in Asana and assist in drafting offer communications.

  • Ensure all interested tenants are recorded and followed through until decision.

Marketing & Advertising

  • Liaise with PPC team for advertising performance and budget efficiency.

  • Review response scripts and update monthly with seasonal or promotional content.

  • Monitor responses, ensuring a 24-hour turnaround time.

Scheduling & Coordination

  • Plan and manage viewing days (Availability for a minimum of 1.5 hour viewing slots, ideally 2x weekdays/evenings and 1x weekend day).

  • Ensure rooms are listed within 48 hours of notice.

  • Provide morning-after updates on viewing performance and offers to the Team to action.

  • Maintain accurate records in Asana across multiple project boards.

Communication & Reporting

  • Attend a 1 hour team Zoom call once a week (Monday).

  • Submit weekly KPI metrics by Friday.

  • Communicate regularly with the Team via Slack

Person Specification:

Essential:

  • Must be local to South London with good area knowledge.

  • Warm, personable, and a natural communicator.

  • Highly organised with strong attention to detail.

  • Comfortable engaging with prospective tenants and facilitating conversation.

  • Proactive and self-sufficient; able to manage schedules and systems with minimal oversight.

  • Strong written and verbal communication.

Desirable:

  • Familiarity with tools like Asana, Slack, Google Drive, Open Rent, SpareRoom.

  • Sales or customer service background.

  • Experience in lettings, property management or co-living environments.

  • Basic understanding of digital marketing or PPC campaigns.

  • Has access to own car
